Job Description:

We are a regional commercial real estate firm that owns and manages a portfolio of commercial real estate assets in the New England States. We are currently looking for an experienced Facility Manager to support the property management functions of a portfolio of commercial office and life sciences properties in downtown New Haven. So, really strong MEP knowledge is mandatory for this role.

This position reports to a Regional Property Manager and currently oversees five maintenance technicians. They arein charge of all facility efforts for four buildings totaling over 1,000,000 rsf, all located in New Haven CT. You will coordinate and direct the design, planning, maintenance, and alteration of equipment, machinery, and other facilities by performing the following duties personally or through subordinate supervisors, staff technicians or third party contractors.

The primary function of this position will be responsible for the management of steam/hot water boilers and chillers as part of central plant heating and cooling and distribution systems. You will also provide general building maintenance, diagnostics, troubleshooting and repair in all mechanical equipment including plumbing, electrical and HVAC systems. The successful candidate will also will coordinate all aspects of Health and Life Safety programs within these building

What You Will Be Doing

  • Direct staff and/or vendors in ground maintenance and snowplowing activities and general cleaning and upkeep of buildings
  • Direct staff and/or vendors to assist in the mechanical repair and maintenance of the facilities including HVAC, electrical, life safety and plumbing systems within all the facilities.
  • Review building mechanical systems to improve efficiencies and ensure equipment is operating as designed.
  • Coordinate small projects and inspect completed work for conformance to design specifications and standards.
  • Assist the Property Manager in the development of Standard Operating Procedures (SOPS) for the portfolio.
  • Develop comprehensive preventive maintenance programs for each asset per operating maintenance manuals or best engineering practices
  • Schedule maintenance tasks and is responsible for the maintenance and repair of all central plant and all MEP system to ensure efficiencies are being realized; HVAC systems, BMS, network wiring, telephone, life safety, and lighting systems.
  • Working with property management, assist in the development of the basis for the facility's annual operating and capital budget. Plan , budget , and schedule facilities modifications.
  • Develops and present long range maintenance and repair plans and recommendations.
  • Develop and coordinate MEP program specifications, prepares and issues bid specifications and solicits contractor bids for repair and maintenance of equipment from vendors and contractors.
  • Actively manage building energy consumption and act as the liaison to public utilities and energy agencies as it relates to day to day operations.
  • Inspect facility's construction and installation progress and procedures to ensure conformance to established building rules and Winstanley Insurance practices.
  • Oversees the facility's Life Safety Program to ensure compliance with NFPA requirements, Insurance practices and Federal state and local laws.
  • Direct management of all maintenance personnel and workers engaged in equipment installation, facilities equipment repair, and preventive maintenance. Develops and maintain preventive maintenance programs/schedules for all major equipment taking into consideration the useful lifespan of equipment and anticipated replacement timelines.
  • Work with construction management, facilitating projects for the facility to ensure the projects are accomplished safely and with minimum disruptions to the building and its occupants.
  • Act as the liaison with tenants for the property with respect to infrastructure and general system operations.
  • Work with Property Manager to plan essential central services such as security, maintenance on all Landlord MEP systems, landscaping, snow removal, cleaning, cafeteria services, and waste disposal and recycling; ensuring the building meets health and safety requirements.
  • Respond appropriately to emergencies or urgent issues as they arise.
    What You Need for this Position
    • Four year college or university program degree; or at least six years related experience and/or training; or equivalent combination of education and experience. A strong controls back ground is preferred.
    • Minimum 8 years of experience working in a commercial wet lab environment, medical office or similar facility; central plant management a must
    • Knowledge of heating and cooling systems & control devices, plumbing, roofs, general building infrastructure and equipment.
    • Formal training from an accredited technical school and/or college
    • Ability to read analyze and understand architectural and MEP drawings and specifications.
    • Familiarity with MEP operating principles and code requirements.
