Job Description:

This position will serve as the Maintenance and Property Supervisor for Cornell Cooperative Extension Association of Nassau County. The Maintenance and Property Supervisor will be responsible for the repair, maintenance and upkeep of the buildings, grounds, utilities, roads and program areas at the CCE Nassau facilities at Dorothy P. Flint. Additional locations to assist in similar maintenance responsibilities may include the East Meadow Farm, and the administrative building in the Special Activities Center (SAC) House. Oversee construction and renovation projects, operational services, security, inventory control and participate in maintenance and construction contract negotiations. Diagnose problems or oversee troubleshooting work. Ensure compliance with local, state, federal regulations. Manage assigned budget and monitor expenses. Direct and supervise seasonal maintenance staff. Will deal with emergencies that arise on the property. Will work a non-traditional work schedule as per the needs of the facilities. **Required Qualifications:** * Bachelor's Degree or equivalent education (Associate's Degree and two (2) years of transferrable program/functional experience). * Experience relevant to the role the position. * Experience working with engineers, architects, carpenters, masons, plumbers and electricians. * Experience working in a team-oriented, collaborative environment. * Valid New York State Driver's License and the ability to meet travel requirements associated with this position. * Ability to work non-traditional hours including evenings and weekends and be on call for emergencies. * Physical ability to do heavy lifting, shovel snow, and move/transport supplies and equipment. * Ability to climb and perform work from a ladder. * Ability to operate heavy machinery (e.g. fork lift, skid steer, back hoe) on an infrequent basis, as appropriate to facility needs. * Ability to operate facility equipment, such as lawn mower, snow blower, etc. * Ability to identify and address safety concerns in the work place. * Ability and willingness to work with diverse audiences and maintain cultural sensitivity. * Ability to follow oral and written instructions and assume responsibility with general guidelines and direction. * Ability to organize and prioritize work responsibilities. * Ability to rapidly adapt and respond to changes in environment and priorities. * Demonstrated leadership skills and ability to manage people. * Strategic, operational and technical management skills. * Excellent communication, leadership, problem solving and analytical skills. **Preferred Qualifications:** * Education and/or experience in Construction Management, Construction Science, Construction Engineering, Facilities Management or Business Management. * Six years' work-related experience -- relevant to the role of the position. **Responsibilities/Essential Functions:** **Administrative Responsibilities:** **Direction - 30%** * Develop written plans and strategies to maintain records for facility, equipment, and grounds, including but not limited to maintenance records, seasonal work plans, fire extinguisher and heating system annual maintenance, winterization of buildings and equipment. * Plan for seasonal staffing needs of facility, working with the Supervisor, Executive Director and/or other designee. * Plan for facilities needs fulfilled by outside contractors/vendors. * Provide planning input to Association Management for upkeep of facilities, needed repairs, etc. * Plan the work responsibilities according to priorities for facility staff. * In collaboration with the Supervisor, Executive Director and Camp Committee, prepare and provide input for facility budget. * Confer with leadership on strategic facility needs. * Plan project activities with Association and town officials to assure compliance in coordination with Supervisor. * Provide input into the development of the Association budget related to facilities and maintenance. **Management - 35%** * Oversee and manage building and equipment maintenance schedules. * Resolve facility and maintenance issues and problems including any with staff or vendors. * Develop methods to track building and equipment maintenance schedules, including all equipment operating manuals. * Oversee construction and renovation projects, moves, building security, inventory control, and scheduling of vendors and contractors. * Work with the Supervisor, Executive Director and/or designated staff to negotiate contracts with vendors and/or contractors, and to ensure required risk management approvals are in place. * Coordinate project activities with Association and town officials to assure compliance. * Provide management (including recruitment and selection) and supervision (including guidance, performance feedback and annual performance reviews) to designated staff in accordance with established policies, procedures and protocol, and provide regular staffing updates to the Supervisor and/or Executive Director as required. * Monitor expenses and payments including verification of payment and invoicing matching contract pricing in coordination with the Supervisor. * Provides regular and special reports on the conduct of the project to the Supervisor. * Assure security of the facility. * Provide input and guidance to Supervisor for upkeep of facilities, needed repairs, etc. * Organize work responsibilities according to priorities for facility staff. * Monitor completed work by contractors and vendors, follow up as needed. * Ensure adequate supplies and materials are available to conduct grounds keeping and custodial tasks. * Comply with established health and safety regulations and guidelines including OSHA/PESHA. regulations. * Ensure emergency preparedness plans are monitored and kept up to date. * Ensure delivery schedules, quantity and quality criteria are met. **Coordination/Operation - 30%** *General*: * Facilitate routine ordering of cleaning supplies, building materials, maintenance items, etc. * Safely operate all vehicles and other job related equipment. * Follow instructions regarding the use of chemicals and supplies. * Conduct training on Emergency Preparedness to necessary staff. * Record use and storage of all chemicals and cleaners utilized in record book as required. Maintain all material data sheets for chemicals and cleaners on property. * Interact with clientele, staff, volunteers, and the public in a courteous and respectful manner at all times. * Schedule volunteers, or other resources to address facility, maintenance, and storage needs. * Work with contractors to coordinate project from contract to completion. * Maintains buildings, performing minor and routine painting, plumbing, electrical wiring, and other related maintenance activities. * Makes minor maintenance repairs as needed (i.e. carpentry, plumbing, electrical, etc.). * Track and coordinate delivery schedules. * Assist in all CCE Nassau facilities as needed. *Grounds & Building Maintenance:* * Provide general maintenance and repairs, such as plumbing, electrical, carpentry, roofing, flooring, and painting as required. Alert the Supervisor or designee of any major problems or repairs needed. * Clean and maintain all public areas, restrooms, meeting rooms, and offices; removing all garbage, trash, and recyclables; clean and maintain appliances and equipment such as refrigerators, stoves, hot water heaters, furnaces, lawn mowers, tractors, floor scrubbers, etc. * Set up and tear down meeting facilities as specified. * Assist with arranging for/performing deliveries and errands. * Remove snow and ice from roads, walks, roofs, driveways, and parking lot as needed. * Maintain lawn and landscaping as needed. * Requisitions and maintains tools, equipment and supplies. * Collaborate with Supervisor and staff to ensure the buildings and grounds are prepared for educational programming. * Follow a comprehensive program for opening facilities and closing of facilities based on season/weather. *Rental/Building Usage:* * Responsible for assisting with all facility rentals - providing general maintenance and repairs as needed. * Consult rental/usage calendar or designated individual weekly for information regarding building and grounds use. * Make arrangements for buildings to be opened and closed as per rental/storage needs and schedule. * Serve as the contact for buildings and grounds issues and emergencies. * Check facilities after use by renters and report damage to the Supervisor or designee. * Set up chairs, tables or any other equipment as specified. *Equipment Maintenance:* * Schedule and perform routine maintenance and inspections as required, including oil changes, antifreeze, winterize, etc. of 4-H camp equipment. * Provide training for all staff as to use of equipment. **Professional Improvement - 5%** * In cooperation with Assistant Director and/or Executive Director, jointly develop and pursue a professional development plan as a means to increase competencies relative to position accountabilities and to address changes and Association priorities. * Collaborate in activities that are in general support of Cornell Cooperative Extension and perform other duties as assigned. **Health and Safety** - Applied to all duties and functions. * Support the Association to maintain a safe working environment. * Be familiar with and strive to follow any applicable federal, state, local regulations, Association health and safety policy/procedure/requirement and standard. * Act proactively to prevent accidents/injuries and communicate hazards to supervisors when identified. **EEO/EPO and Policy** - Applied to all duties and functions. * Appreciate and embrace diversity in all interactions with clientele, staff, volunteers and the public. * Assist the Cornell Cooperative Extension system in reaching out to diverse audiences. * Aware of, and adheres to, established Cornell Cooperative Extension Association of Nassau County policies, procedures and Cornell Cooperative Extension Skills for Success. * Contribute to the overall success of the organization by performing all assigned duties in a professional, timely and accurate manner. **POSITION DETAILS:** This position is a full time, exempt position - 100% FTE. The salary for this position will be $35,000 - $40,000, commensurate with experience.
