Description

Summary:

The Executive Director of Operations & Maintenance (EDOM) oversees the performance of client site operations and maintenance. The EDOM directs work to comply with Service Agreement and site performance standards and metrics, and applicable laws and regulations, especially those related to safety. These responsibilities encompass site utility infrastructure, utility equipment, refrigeration systems, and all primary and secondary building systems (HVAC, mechanical, plumbing, electrical power distribution, lighting, IT support systems, etc.) for all client location(s).

The EDOM directs the day to day performance of all facility Managers under his/her oversight, building supervisors, skilled/semi-skilled trades and contractors across the client locations. The EDOM optimizes resource utilization, supported by the CMMS and assigned staff.

The EDOM knows and upholds ARAMARK's policies, procedures and Service Agreement with client. The EDOM is responsible for budgeting, labor loading, performance and cost reporting and continuous improvement, advancing root cause analysis, remedial action and process improvement plans to resolve all non-compliances. The EDOM works closely with Facility staff and team members to ensure quality and timeliness of service delivery. The EDOM communicates closely with labor relations personnel to quickly resolve any potential labor issues. Monitors and reports on KPIs established for the location(s).

Responsibilities:

* Know and uphold ARAMARK's policies, procedures and Service Agreement to allow client and tenants to focus on their core business. Take ownership of campus wide facilities, infrastructure and grounds, and drive continuous improvement initiatives to enhance facility performance, operating effectiveness and cost efficiency as it relates to maintenance operations.

* Develop annual operating budgets; monthly reconciliation reports of planned/actual/variances; and, quarterly and year-end forecasts. Develop capital and expense project plans, schedules and budgets; track and report on compliance, completion and variances.

* Foster standards to assure responsive customer relations, safe and competent work, spirited collaboration and commitment to continuous improvement. Invigorate planning, training, coaching, evaluation and discipline of supervisors and the workforce. Instill seamless coordination among the facility supervisors, managers, trades and customers. Encourage positive labor relations and the fair and professional use of progressive discipline.

* Oversee autonomous and preventive (scheduled) maintenance plans for critical assets to assure operational reliability and extend asset life. Comply with manufacturer warranty requirements on equipment and coordinate as needed to reflect operating conditions, industry norms, and the considered input of staff/trades to set and enforce schedules, assignments, methods and material logistics.

* Oversee the supervision and scheduling of skilled/semi-skilled trades to optimize performance, adapting schedules and assignments to meet customer requirements and special conditions. - Drive accountability for the direction, coordination, and control of service contractors and suppliers and enforce standards for work start/close-out/sign-off and performance reporting. Prepare reports for Client Business Reviews (CBRs).

* Monitor and report monthly on overall equipment effectiveness (OEE), and Key Performance Indicators (KPI's) for productivity, process improvements, energy savings, cost reductions and similar "best practice" quality initiatives, using Business Process -Development display carts at strategic locations across the site.

Qualifications

* Bachelor's Degree in Business, Engineering, or related curriculum. Certification by recognized professional bodies for Facilities Management preferred (Certified Plant Maintenance Manager, CPMM); Coursework indicating advanced professional development.

* Minimum of 7 - 10 years of relevant technical experience as Estimator/Project Manager, Facility Manager, and/or Property Manager. Knowledge of integrated facility management services in engineering/research environment, with significant responsibility for customer relations is preferred.

* Administrative experience in operations management, including budgeting, staff supervision, safety, work planning, scheduling and logistics.

* Technical expertise to develop and improve day-to-day work standards, priorities, methods and resources, and provide direction to resolve special requirements, moves, emergency and breakdown situations. Basic knowledge of building codes and technical standards. Project management skills for planning, estimating, resource management, monitoring and problem-solving.

Knowledge and skill sets related to:

* Building systems; mechanical and electrical, building automation controls, etc.

* The ability to design, articulate, plan, communicate, implement, monitor and refine workflow for continuous improvement and contract compliance.

* Computer skills in IWMS/CMMS experience, MS Office suite including project management software, and utilization of mobile / handheld technology.

* Adaptability to work in a diverse environment, focus on customer satisfaction under high-stress conditions, and organize an effective response to day-to-day requirements, and one-of-a-kind extremes.

* Communications skills that invite credibility, loyalty, trust and commitment among supervisors, the workforce and stakeholders. Particular concerns are:

* Client relationships, aligning customer requirements with resources and schedules.

* Workforce / contractor direction, productivity, quality and commitment.

* Administrative coordination, regarding safety, procurement, labor relations, work control, etc.

* Planning, monitoring and reporting to drive continuous improvement, optimize reliability and value and meet KPIs; Implement Aramark's safety program including daily safety briefs, inspections and other compliance.

* Coordinate personnel matters for maintenance staff such as employee recognition, disciplinary action, performance evaluations, time off approvals, etc.
